Consumer protection

Independent and unbiased

New York State Labor Law Article 32 prohibits the same company from both inspecting mold and performing the remediation. The law exists to eliminate conflicts of interest and prevent unnecessary or exaggerated cleanup work.

Because Celtic does not perform remediation, our evaluations remain fully independent. We identify affected areas, determine the cause, and advise whether professional remediation is truly needed.

A licensed assessor determines what is there, what caused it, and whether remediation is genuinely needed, then writes the plan.

Step 02

A separate licensed remediator

A different company performs the cleanup, working to the assessor’s written plan. By law it cannot be the same firm.

The original assessor returns to verify the work resolved the problem, before any repairs close it back up.

Post Mold Remediation Clearance

One of our NYS Licensed Mold Assessors will conduct an inspection of the area(s) where remediation occurred, before repairs are made, to verify the work resolved the problem.

Asbestos Inspection & Sampling

NYS Code Rule 56 requires building materials known to contain asbestos to be tested before removal. We perform the sampling required prior to remediation.

Additional Mold Testing

Extra air or surface samples beyond the two included with either on-site assessment, analyzed by an accredited third-party laboratory. Available as an add-on.

Questions about pricing and scope

How much does a mold assessment cost?

The Virtual Visual Mold Consultation starts at $249, On-Site Single Location starts at $749, and the On-Site Full Home Inspection starts at $997. The comparison table on this page shows exactly what is included at each level. Call and describe what you are seeing and we will tell you which one you actually need, including when that is the least expensive one.

How much does mold remediation cost?

We cannot quote that, and that is the point. Celtic never performs remediation, so we do not set that price and we take no share of it. What we can do is determine how much genuinely needs remediating and put it in writing, which is the single biggest factor in what a remediation contractor will quote you.

What is the difference between the Standard and Enhanced inspections?

Standard covers one targeted area of concern. Enhanced covers the whole house up to 2,000 square feet, adds thermal imaging for hidden moisture, and is built for households where mold is a suspected factor in health symptoms. If you know where the problem is, Standard is usually the right call. If someone in the home is unwell and you do not know why, Enhanced is the one.

How long does each assessment take?

The virtual consultation runs about 30 minutes. A single-location on-site visit takes one to two hours. A full home inspection takes three to four hours on site.

Do you travel to my area?

Travel is included within one hour of our home base in Saugerties for both on-site assessments. We serve the Hudson Valley and Capital District. Travel fees may apply beyond that radius, and we will tell you before you book, not after.

Can you test for mold?

Yes. Both on-site assessments include mold testing, up to two air or surface samples analyzed by an accredited third-party laboratory, with additional testing available as an add-on. The virtual consultation does not include any samples, swabs or testing.

Will the report work for an insurance claim?

Both on-site assessments produce insurance-ready documentation, including a written report, photo documentation and a 2D floor plan of findings. Because Celtic does the assessment only and never the cleanup, the report comes from a party with no financial interest in the size of the claim.

What if only one person in the home is having symptoms?

That is common and it is not a reason to dismiss it. People in the same house can respond very differently to the same indoor environment. The Full Home Inspection is built for that situation, and as a Verified Provider in the MedVendor CIRSx Vendor Network we can document findings in a form your practitioner can work from. To be clear about what we do: we assess buildings, not people. We do not diagnose anyone.
