Commercial & Multi-Family · NYS Licensed, CIRSx Verified

Independent assessments for the people who own the building

Mold assessment, asbestos sampling and clearance for property managers, landlords, practices and institutions, from a company that never performs the cleanup.

Why it is different

The obligation sits with whoever owns the building

In a house, a mold problem is a health question and a repair bill. In a commercial or multi-family building, it is also a liability question, a tenant relationship and an insurance position. In some cases it is a regulatory matter as well. The owner or the property manager carries all of it.

Celtic assesses, and nothing else. We never remediate, we never subcontract remediation, and we take no share of a cleanup invoice.

For a property manager, that separation is the practical benefit. A report produced by a firm with nothing to sell afterwards is the one that holds up with a tenant, an insurer or an attorney.

For medical, dental, school and childcare buildings, the credential matters. Celtic is a Verified Provider in the MedVendor CIRSx Vendor Network, so findings are documented in a form a treating practitioner can work from. In a building full of people who are already medically sensitive, that is the difference between a report and a usable one.

Commercial Assessment

Priced to the building, not to a package

Square footage, the number of zones to be inspected, HVAC complexity and what the report has to satisfy all move the number. These are the ranges Hudson Valley properties land in, and you get a firm quote before you book.

Every commercial engagement is quoted before it is booked. We would rather price it honestly up front than start low and revise upward once someone is on site.

Add-ons, priced separately

What else a building usually needs

Indoor air quality panel

$500 to $1,500. Where the complaint is the air rather than a visible problem.

Asbestos survey

$500 to $2,500 and up. Code Rule 56 sampling before material is disturbed, which on a commercial project is compliance rather than precaution.

How it works

Sick building investigation

$1,500 to $5,000 and up. For occupant complaints that no single finding explains.

Commercial clearance

$500 to $2,000 and up. Multi-zone air sampling and written documentation for insurance or regulatory compliance.

How it works

Also available: lead paint inspection from $500, and independent remediation oversight at $150 to $300 an hour where you want an assessor present while the work happens.

Who calls us

Properties we work on

Multi-family and rental

Tenant complaints, unit turnovers and habitability disputes, where somebody needs a finding that is not coming from the landlord or the tenant.

Medical and dental offices

Practices with patients who are already medically sensitive, and a duty of care that makes an unverified building a real exposure.

Schools and childcare

Buildings full of the people most affected by elevated spore levels, where parents and boards will both want documentation.

Offices and retail

Employee complaints, HVAC-driven air quality problems, and the ones that surface after a roof or plumbing failure.

Consumer protection

Why the separation matters more here

New York State Labor Law Article 32 makes it illegal for one company to profit from both inspecting mold and remediating it. On a residential job that protects a homeowner from an inflated cleanup. On a commercial property it does something else as well. When a tenant, an insurer, an attorney or a board asks who produced the finding, the answer being an independent licensed assessor with no cleanup contract attached is the difference between a document that settles the question and one that becomes part of the argument.

Straight answers

Questions from owners and managers

A tenant is claiming mold. Where do I start?

If a tenant is claiming mold, you start with an independent assessment, before a remediation company is involved. Once a contractor with a cleanup to sell has produced the finding, that finding can be contested by the tenant or by an insurer. A finding from an independent licensed assessor cannot be challenged on the same grounds.

Why is commercial work quoted rather than listed at a fixed price?

Commercial work is quoted because the same square footage can require very different work. The number of zones needing separate sampling, the complexity of the HVAC system, and whether the report has to satisfy an insurer or a regulator all change the scope. The tiers above are honest ranges, and you receive a firm quote before you book.

Can you assess units while tenants are living in them?

Yes, we can assess occupied units. Let us know the access arrangements and the occupancy when you call, so the visit can be planned around the tenants rather than around an empty building.

Do you work with our remediation contractor?

We work alongside your remediation contractor, but we are not connected to them commercially. Celtic writes the protocol the contractor works to, and then verifies the result. We take no referral fees and we are not part of their bid.

Do you handle multiple buildings in a portfolio?

Yes, we handle portfolios. Call and describe what the portfolio looks like, and we will talk through how to sequence the buildings, and whether ongoing annual monitoring makes sense across the group rather than treating each one separately.
