Do I actually need a mold assessment?

Accepted Answer

If you can see growth, smell something musty you cannot place, have had a leak, roof problem or flooding, or someone in the house has symptoms that ease when they leave and return when they come home, it is worth a conversation. Not every situation needs a full assessment. Call and describe it, and we will tell you honestly whether it does.

Why can't the same company inspect the mold and remove it?

New York State Labor Law Article 32 prohibits it. Before that law, one contractor could declare a mold emergency, charge you to test for it, then charge you again to clean it up, with nobody independent ever checking the work. The law now requires three separate steps: assessment by a licensed assessor, remediation by a different licensed company working to the assessor's written plan, and clearance verification by the original assessor.

What is a NYS Licensed Mold Assessor?

A professional licensed by New York State to evaluate mold, determine what caused it, write the remediation plan, and verify the work afterward. It is a separate licence from mold remediation, and under Article 32 no company may use both on the same project. Celtic performs assessment only.

What happens after the assessment?

You get the findings, and where remediation is genuinely needed, a written plan that a separate licensed remediation company works from. Once that work is finished, the same assessor returns to verify it actually resolved the problem, before any repairs close it back up.
