Why it is different
In a house, a mold problem is a health question and a repair bill. In a commercial or multi-family building, it is also a liability question, a tenant relationship and an insurance position. In some cases it is a regulatory matter as well. The owner or the property manager carries all of it.
Celtic assesses, and nothing else. We never remediate, we never subcontract remediation, and we take no share of a cleanup invoice.
For a property manager, that separation is the practical benefit. A report produced by a firm with nothing to sell afterwards is the one that holds up with a tenant, an insurer or an attorney.

Consumer protection
New York State Labor Law Article 32 makes it illegal for one company to profit from both inspecting mold and remediating it. On a residential job that protects a homeowner from an inflated cleanup. On a commercial property it does something else as well. When a tenant, an insurer, an attorney or a board asks who produced the finding, the answer being an independent licensed assessor with no cleanup contract attached is the difference between a document that settles the question and one that becomes part of the argument.
Straight answers
If a tenant is claiming mold, you start with an independent assessment, before a remediation company is involved. Once a contractor with a cleanup to sell has produced the finding, that finding can be contested by the tenant or by an insurer. A finding from an independent licensed assessor cannot be challenged on the same grounds.
Commercial work is quoted because the same square footage can require very different work. The number of zones needing separate sampling, the complexity of the HVAC system, and whether the report has to satisfy an insurer or a regulator all change the scope. The tiers above are honest ranges, and you receive a firm quote before you book.

Yes, we handle portfolios. Call and describe what the portfolio looks like, and we will talk through how to sequence the buildings, and whether ongoing annual monitoring makes sense across the group rather than treating each one separately.
